Mr. Conner called the meeting to order and explained the procedures for the evening

Public Hearing – Case No. 3630

Mr. Keohan, the Clerk, read the legal advertisement into the record.

Attorney Robert C. Betters of Withington and Betters, represented the petitioner and introduced Phillip S. Cronin II, the owner of Polar Cat, LLC, Mark Flaherty, Flaherty and Stefani, Inc., Jay M. McMichael, Registered Architect, and R. Jon Henson, Landscape Architect.  The petitioner is requesting a Special Permit in order to build 12 residential units, a Special Permit to modify off street parking requirements, and a Modification of Special Permit #2157, Condition #3, which stated that the parking lot on Howland Street would be used for overflow parking from the bank at 32 – 34 Court Street.

Attorney Betters asked for a continuance in order to prepare responses to questions that were raised during the hearing.

Mr. Conner announced that there would only be public comment if there was new information pertaining to this case.

Mr. Main motioned to continue Case No. 3630 to July 20, 2011 at 8:15 PM. Mr. Conroy seconded. Agreed unanimously (5-0)

Public Hearing – Case No. 3627

Mr. Keohan, the Clerk, read the legal advertisement into the record.

The petitioner is seeking a Special Permit per Section 205-25 Paragraph A (3) to alter a pre-existing non-conforming use in order to convert a two-family dwelling into a three-family (multi-family) dwelling.

Mr. Keohan then read a letter submitted by Attorney Edward Angley dated June 1, 2011 to withdraw the petition in this matter without prejudice.

Mr. Peck motioned to withdraw Case No. 3627 without prejudice.  Mr. Conroy seconded. Unanimously agreed (5-0).

Continued Public Hearing – Case #3232

Sitting:  Mr. Conner, Mr. Peck, Mr. Keohan, Mr. Main, and Mr. Conroy

The petitioner and his representatives were not present at this meeting and failed to submit the documentation requested by the Board at the April 6th, 2011 meeting, i.e. drainage calculations and storm water management designs, rights of access easement information, and to address utility and access easement concerns.

Mr. Main motioned to continue this matter to July 20, 2011 at 8:00 P.M. Mr. Peck seconded. Unanimously agreed (5-0)

No further business came before the board in open session.
